Mizner 200… The Latest
Mizner 200, a 1 million-plus square foot complex on 8.7 acres to be developed by Elad National Properties, has been approved by City Council. It will be located at 200 Southeast Mizner Boulevard near Mizner Park between Royal Palm Place and Boca Raton Golf Club. The project location will run 900 feet from Townsend Place on the south to Mizner Village Boulevard on the north.
Currently, 248 rental townhomes called Mizner on the Green are in that location. Residents have been notified as to when their leases will expire and have the option to move to any of the other Elad properties in Boca Raton. These townhomes will be demolished to make room for the project, which is one of the largest to be built in downtown Boca.
The new Mizner 200 complex will consist of three nine-story buildings with 384 luxury condominium units for sale and garages containing 672 parking spaces. It is estimated that the condominiums will be worth about $1 billion—about $1,000 per square foot. New retail space is also included in the design.
Several considerations were made when finalizing the building design. The buildings will not exceed the 100-foot height limit that was set by Ordinance 4035 to govern downtown development. They will be pushed back from the street by 5 feet. The developer also increased the distance between the multiple high-rises to keep a view of the Intracoastal Waterway. Finally, they added more open space for the public to enjoy and improved the landscaping plan between Mizner 200 and its neighbors at Townsend Place condominiums.
The design includes a public plaza at the complex’s entrance on Southeast Mizner Boulevard to include new canopy trees, park space, and benches along an 8-foot-wide sidewalk with pavers. There will also be a new crosswalk to connect Mizner 200 to a proposed project just across the street in Royal Palm Plaza.
The entire project is expected to take 2-4 years to be completed once construction begins. The north end would be tackled first and then the south end.
